How Involved does the investor need to be?
This is a passive investment and hence the investor need not be involved. Right from marketing to potential leads, agreement and police verification compliances, rent collection and transfers, property maintenance and service requests, all of it is managed by the lessee (GetSetHome in this case, to whom it has been preleased to for operating a co-living setup).
Are the returns guaranteed?
We don’t guarantee any returns however we would like to assure you that the residential units offered by us are pre-leased to our co-living business and hence we are confident on optimizing and maximizing the rents by efficiently running the business. GetSetHome’s co-living division runs at a 90 – 95% occupancy in this area and hence the rent estimated is basis that and backed by our deep analytics that helps us shortlist & offer these high rental yield properties to Investors like you.
What are the outgoing expenses in relation to the property that gets deducted before rent transfer?
Post rent collection, there are specific expenses basis the services offered to the tenants mainly Housekeeping, Wifi, Gas, DTH and our commission fee to run the operations. Post deduction of the expenses, there is a TDS deduction of 10% or basis declaration before transferring the rent. The rental yield calculated and shown is post all the service expense deductions.
Is the rent transferred monthly?
Yes, the date for rent transfer is fixed and automated to ensure you receive timely and swift rent transfers every month.
Incase I plan to sell this investment property, will GetSetHome assist in investment liquidation?
Yes, we have a pool of investors and basis your request, we shall float the investment opportunity to our investor base and basis response share proposals to discuss and negotiate on behalf of you.
